Local Law 87

New York City’s Local Law 87 (LL87) mandates that buildings larger than 50,000 square feet complete an ASHRAE Level 2 Energy Audit and Retro-commissioning study every ten years. This process informs building owners of applicable energy and carbon-saving opportunities while optimizing existing equipment to reduce waste and enhance performance. 

The energy audit focuses on upgrades to improve efficiency, while retro-commissioning targets the optimization of current systems. Compliance requires the submission of a complete Energy Efficiency Report to the Department of Buildings (DOB) by December 31st of the building’s designated compliance year, determined by the last digit of its block number.
